Causes that lead to Building Repair

Once the building is constructed and occupied by the users, the maintenance of the building is the responsibility of users.

Among the many factors of deterioration of building, poor maintenance and neglect are major factors. Users are reluctant to take up the maintenance work for the following reasons.

1. Lack of maintenance / repair knowledge.
2. Tendency to save money during maintenance related repairs.
3. Inferior quality of materials used due to shortage of fund resulting into ineffective maintenance or repair.
4. Reluctant to adopt new material due to high cost and unknown track record of such materials.
5. Tendency to go for short-term gains.
6. Maintenance related repairs are time consuming and cause inconvenience.
7. Reluctance in appointing proper and experienced Consultant to save fee and relying on incredulous contractors.

Indiscriminate Additions/Alterations:

There have been some building collapses, which were quite healthy, due to indiscriminate additions and alterations done by so-called interior designers (decorators) at the instruction of the Owner. The common alterations / additions made are alteration to window canopies, additions of walls on window canopies, enclosing of open balconies, conversion of a dry area into toilet / bath, addition of heavy weights on weak or inadequate structural elements, etc. All these additions / alterations take place when entire building or part changes hands.

It is always the case that no engineering advices are taken before any such changes in the building or its part. Careless modification can lead to leakages or serious structural damages.

Overloading:

Many times the building elements are forced to take load more than what they are designed for. Temptation of users to occupy more and more area without bothering about the effect on building element jeopardizes the safety and durability of the building. In case of change in the purpose of use, say from residential to commercial, it is likely that the load on entire building or part will increase or change thus causing the damage.

Natural Calamity like rain:

Reinforcement steel bars have to be protected against corrosion, caused due to reaction with oxygen, moisture and chlorides in the atmosphere, ground water or sub-soil. Reinforcement steel bars are generally protected by providing concrete cover around them or by providing a protective coating on steel.

Resistance against corrosion of reinforcement steel and the degree of protection to reinforcing steel is greatly dependent on the many factors. Mechanism of corrosion of steel is an electro-chemical process and for this, presence of moisture and oxygen is necessary. Metal (embedded steel rods in RCC) that gets converted into rust (corrosion product) may occupy 6 to 8 times the original size of steel. This growth creates tensile force within the concrete mass surrounding the reinforcement steel. Since concrete is brittle and weak in taking tensile or expansive forces, it cracks and spalling of concrete takes place.

Most of the building structures have a very conductive atmosphere for a permanent problem for leakage or seepage through peripheral portion of window and exterior skin walls. Air pressure results the forced entry of rain water inwards through unprotected opening or through joint, seal imperfection in the window sill or frame and gap of concrete and masonry.

Water is the primary vehicle for the diffusion of all aggressive ions, such as chlorides and sulphates, into the concrete mass. Any repair strategy approved and adopted will not yield any good result unless the major source of deterioration is not addressed in the repair strategy and planning.

Environmental Impact:

Due to wind pressure, seasonal and daily temperature variation, chemical reaction in saline coastal atmosphere, moisture variation in humid area, corrosion of metal (rusting of steel in RCC), root of growing trees, moss / lichens / fungi growth, etc. the building undergoes fast aging and comes to repair stage.

Survival with this inflation with minimum wages.... Everyone is facing same

I am not the only person, who is experiencing this huge gap in earning and expenditure.

"Education courses worth Rs 7 lakh to cost Rs 56 lakh in 15 years” said a Times of India headline today. Education costs are going up for sure. Just 10 years back a Bachelor of Pharmaceutical Scientist degree cost Rs 20,000 for a four-year course, and now the same course cost around Rs 6 lakh. In fact, the ToI report notes that over the last 15 -20 years, the cost of education in India has gone up by as much as 14-15 percent, compared with the general rate of inflation of around 7 percent.

Now let’s just take a look at house hold items, a loaf of bread cost Rs 9 in 2004-05, in 2008-09 the same bread cost Rs 13, today it costs Rs 22. LPG cylinder in 2004-05 cost around Rs 251, by 2008-09 it went to around Rs 350, today subsidized LPG costs Rs 450. A Mumbai-London air ticket cost in 2004-05 was around Rs 19,990, in 2008-09 around Rs 27,000 and today around Rs 32,400. Clearly, everything under the sun is becoming expensive, why wouldn’t the cost of education?

And if that’s not enough to blow your mind off, sample this calculation. Suppose you are 30 years old today, with a monthly household expense of Rs 50,000, and a monthly saving of Rs 20,000. Assuming your investments earn an interest of 8.5 percent with an inflation of 7.5 percent, you would be able to save a retirement corpus of Rs 3,09,55,836. Don’t be too impressed with the number. To maintain your current life style you would actually need Rs 6,17,99,684. That’s Rs 3,0,8,43,848 less.

This clearly shows that be it cost everything has gone up, even the cost for your child’s education — a short term financial goal — or retirement needs — a long term financial goal — you will surely need to put aside some serious money. And that’s not at all, you will also need to do some major financial planning.
Day by day, cost of ‘surviving’ is going beyond our scope. And each head earning in the family is at same level, which was before 2 years. Virtual growth can be seen with day by day gradually; however it’s linked with ‘loan’ term, which is ticking needle in the life. Life is revolving around EMIs, daily expenses and making adjustment with fixed income which is stiff, failed to grow.

If I put down all counts in numbers, I feel afraid to live and think of other source of income to fulfill the liabilities. No change in earning, it’s constant Rs. 100/- from last 2 years.

Traffic sense, discipline are words of the past

Every day in Pune, I see same scenes on every Traffic Signal, two of them are, not following the traffic signal and not wearing helmet. Everyone is in such a hurry that, nobody is ready to obey traffic rules. The moment, Red signal count goes from 5 4 3 2…. People start crossing the road as if race winning trophy is waiting in next signal. I always ask one question to myself, Why these people want to risk their life? May be they are getting late or they do not want to ‘waste’ their time in following lifesaving traffic rules. Time is precious, but Life is priceless.

When someone in car or on bike at signal wants to follow traffic rule and cross road only when it’s Green, honking starts, the abuses grow… Auto rickshaw tries to push you forward to break the signal. This results in a traffic jam. Sometimes the verbal abuses increases till threating over these Pune streets. Clearly the one, who wants to follow the traffic rule, has to bend in front of this crowd and break the traffic rule. Cursing and breaking the traffic rules on every day while going to office or home on traffic signal is daily routine for most in Pune. But do they ever understand the ill effects of this. It ruins their day, mood and sometimes it may put their life in danger.

Well as human-being, we are selfish and always think only about ourselves. Look at yourself, only for selfish reasons; you abuse the person who follows the traffic rule. In back of your mind office tension, EMI calculations or any such issue which catch up the fire and explodes on the traffic signal when you get easy target to abuse.
Second thing is not wearing helmet. People give such senseless excuses for not wearing helmet, makes me fill pity for them. Excuses like, ‘I feel discomfort while driving’, ‘It obstructs my view on road’, ‘So much sweating in sunny day’ and so on… But has anyone imagined, God forbids if something goes wrong on the road and you land up in accident, bones will be broken but because of using Helmet, you will be survived. Your family needs you, always wear helmet.

People have become horses racing carelessly without a thought for others. Empathy has become alien words! Traffic sense, discipline are words of the past! Tell me how many times we follow traffic rules early in the morning when there is less traffic? What kind of example are we setting to the next generation?

We have become slaves of all the illusory things of life!

Silence is key to stregthen yourself

Silence has energy to it like no other source. It has the power to get people to think and to act, it can help slow the mind down, and it is a powerful assistant in the likes of therapy and life coaching.

What happens when there is silence?

We turn our thoughts and focus inwards and gain the power we need to refuel our minds. Our ego is temporarily switched off or at least made to be quiet for a bit, and we start to see the real family as it should be. Our thoughts get in the way of our reality sometimes and we don’t see the beauty of the family around us. When there is silence there is time for self-analysis and to allow your true self to speak, not the ego, not the conscious mind but the true self connected to the flow of energy around us.

5 Examples of when to use silence:

1. during arguments. One of the best times to use the power of silence is during an argument is to stay silent. Egoistic reply can end the argument; you will win the battle of argument on contrary hurting the next person’s heart easily. Wounds created by words are much dipper than the sword. The ego will be trying to force its way out of you and finish the argument but You are the controller, not the ego. When someone is shouting at you, looking for an argument or just picking on you can literally take all the power away from them and keep all your energy by simply looking at them and saying absolutely nothing. This is extremely difficult to do but very powerful.

2. Gossiping. When there is a group of ladies in the office, there are gossipers who speak about other people. The thing with gossiping is that it is infectious. When we don’t like someone and others start speaking about them we naturally tend to voice our opinion. I also feel to put my opinion about the person sometime, whom I do not like. However I control myself.

Try and stop yourself from catching the virus of gossiping and use the power of silent whenever it occurs. If you are a gossiper yourself and people around start to notice that you are ‘not your usual self’, don’t give an explanation just leave saying you’ve got work to do or whatever, pretty soon you’ll be out of the gossiping loop.

3. When someone is talking. Silence is a great tool for analysts if used in the right way. It’s also great when listening to friends and aged in family.

Just let people talk and listen to them and use your facial expressions and movements to acknowledge that you are listening, it is hard to learn facial expressions while listening. Your eyes speak louder than your words, slight unintentional expression of eyes leads in disappointment for the person who is talking with you. This can be a tough thing to do but extremely powerful for both you, as the listener, and the talker.

You will find that as you practice this, more people come to talk to you as you will be known as a listener. Obviously there are times to speak during the conversation, however when you do, make sure it is to summarize what the talker is saying or asking questions to get more information, don’t make it about yourself.

When people want to know more about you they will ask you questions, this is the time to talk about yourself but always have the listener be part of the conversation.

4. When the house is empty. The silence of the home can be quite disturbing to some, as there is a natural need to fill the void of silence. We turn on the radio, play some music, call friends or family, or turn on the TV to fill this void. Having a completely silent home when you are alone does not mean you are alone it simply means you are recharging your mind and giving it some downtime.

Silence helps us to work through, in our minds, the events of the day what we want to happen during the day ahead. Try to become the first person up in the morning which means you have another couple of hours to work on your spiritual energy and health.

I know it’s harder when you are alone, however silent time can be used to think about the life you want and work out ways to get it.

5. Quiet reflection. This is a fantastic way to connect with family in a way that is not possible when you are surrounded by noise. 15 minutes in the morning, 15 minutes in the evening simply focusing on your breath can do wonders for both mind and body. I truly believe that with practice quiet reflection can help us reach a level of deep inner calm. Everyday thanks to God that, because of his blessing, you are enjoying life with such a beautiful family surrounding you. ‘Greatest moment of life is to see your parents are happy and the reason behind it is you’.

The state of silence is a way of reaching another part of your mind not possible when going about your daily routine. This other part of your mind is connected in every way to the world around you and with practice you can tap into this knowledge.

The past is to prove that no one is perfect and the future is to prove that everyone can change!

Life: learning to dance in the rain

Life isn’t about waiting for the storm to pass. It’s about learning to dance in the rain
There are so many worries all around us. It’s easy to get overload by the doubts and the challenges that the external environment poses in front of us. It seems much easier to delay decisions; expecting that the clouds of uncertainties and the storm of challenges will pass by, leaving us in a much better and calm state to take decisions, to answer the difficult queries in our mind we have been avoiding for long and pick up the threads of life.

However, it doesn’t always happen like that. Often we find ourselves hit by a new storm, just as we are improving from one and jump from one state of doubt to another. Life is often an endless chain of chaos linked by a few indeterminate pauses.  “Life isn’t about waiting for the storm to pass. It’s about learning to dance in the rain” – Vivian Greene
When one thinks of starting something, we often look for a stable, risk free environment, where we feel our actions will lead to the anticipated output with more faith. However, it’s very difficult to find the perfect time for starting up. Even, while in our life, we need to plan a new course, we often delay decision making. Maybe, the race is strong, with a major competitor. Problems can appear in many shapes and forms.

Sometimes, we hope, the problems will take care of themselves or will simply go away by us looking in the other direction. Or, we hope that one day when we wake up, there will be a clear sky, with a sign for us to move forward. Unfortunately, that’s not going to happen.

One thing, that almost all of us will agree upon is, that things are going to become more difficult in the coming days. Market conditions, Research & Development, new technology launches, get appointed in right organization are all going to become more difficult and definitely cost more in the future. So, if you have an idea, which you think, can change your life, there’s no better time to set cruise.

The right thing to do will be to let you adjust to the environment and be agile and responsive to changing dynamics in the world.

Performance Appraisal

Time has come for Performance appraisal, so thought of sharing it.

People worry about Performance Appraisals. How hard to guillotine your performance rating. The management does not like it either. You may think they love playing the hangman, but they don’t. Most of them fear the discussion that follows – not to mention the labor of filling up elaborate appraisal forms that organization likes to have. Instead of gratefulness towards their management for filling up these forms, the employees get battle-ready when they step in for a discussion.

This is where it gets tough for a management too. Having to disappoint someone by telling them that their performance was not good enough makes most squirms. So performance appraisals cause a lot of anxiety regardless of where someone is in the food chain.

I believe that the appraisal form, the rating scale etc. are the unimportant elements of the process that takes up most of the airtime. The only element of significance is the appraiser’s ability to differentiate shades of quality in the output and to use that data to help the appraisee improve.

Many employees hate the process of differentiation based on performance. That is because we are often poor judges of our own performance. An overwhelming majority of employees rate themselves as “above average” in skill and overrate their contributions towards organization. Since this is statistically impossible, it is not surprising that appraisals are disappointing for most people. Hence the skill of the person giving the feedback matters even more.

Getting feedback about one’s work is the biggest value one could get from the appraisal process. More frequent feedback has the ability to motivate an employee far more than an annual conversation. We all know that highly motivated individuals perform better. Many parents have the ability to help their children reinvent themselves after experiencing failure.

The popular game Angry Birds was the software maker Rovio’s 52nd attempt. Failure can be the trigger for success.

How energized and confident an appraisee feels after a discussion about performance is a direct reflection on the management’s skill.

Successful person acts on these beliefs

Time doesn't fill me. I fill time.
The average person who is given two hours to complete a task will intuitively adjust his effort so it actually takes two hours.
Forget project deadlines, at least as a way to manage your activity. Tasks should only take as long as they need to take. Do everything as quickly and effectively as you can. Then use your "free" time to get other things done. Average people allow time to enforce its will on them; extraordinary people impose their will on their time.

The people around me are the people I chose.
Some of employees drive you nuts. Some of your friends are selfish. You chose them. If the people around you make you unhappy it's not their fault. It's your fault. They're in your life because you drew them to you--and you let them remain. Think about the type of people you want to work with. Hardworking people want to work with hardworking people. Remarkable employees want to work for remarkable bosses. Successful people are naturally drawn to successful people.

Experience is irrelevant. Accomplishments are everything.
You have "10 years in the IT industry." Nobody cares how long you've been doing what you do. Years of service indicate nothing. All that matters is what you've done.
Successful people don't need to describe themselves using hyperbolic adjectives like passionate, innovative, driven, etc. They can just describe, in a humble way, what they've done.

Failure is something I accomplish; it doesn't just happen to me.
Ask people why they have been successful. Their answers will be filled with personal pronouns: I, me, and the sometimes too occasional we.
Ask them why they failed. Most will says, "My project was too boring and demanding" instead of, "I did not cope up with the expectation of project."
Occasionally something completely outside your control will cause you to fail. Every successful person has failed, numerous times. Most of them have failed a lot more often than you. That's why they're successful now.

Volunteers always win.
Whenever you raise your hand you wind up being asked to do more. Doing more is an opportunity: to learn, to impress, to gain skills, to build new relationships--to do something more than you would otherwise been able to do.
Remarkably successful people sprint forward.

As long as I'm paid well, it's all good.
Your customers want you to deliver outside your normal territory? If they'll pay you for it, fine. They want you to add services you don't normally include? If they'll pay you for it, fine. The customer wants you to perform some relatively manual labor and you're a high-tech shop? Shut up, roll 'em up, do the work, and get paid.
Only do what you want to do and you might build an okay business. Be willing to do what customers want you to do and you can build a successful business. Be willing to do even more and you can build a remarkable business.

The extra mile is a vast, unpopulated wasteland.
Everyone says they go the extra mile. Almost no one actually does. Most people who go there think, "Wait... no one else is here... why am I doing this?" and leave, never to return. That's why the extra mile is such a lonely place. That's also why the extra mile is a place filled with opportunities.
Be early. Leave on time late. Make the extra phone call. Send the extra email. Do the extra research. Help a customer going one step ahead.
Every time you do something, think of one extra thing you can do--especially if other people aren't doing that one thing. Sure, it's hard.
But that's what will make you different.
And over time, that's what will make you incredibly successful.

Thanks for your time, if you have made till here.

Working in rotational shifts

Working at night/irregular shifts can keep us from getting the regular snooze time that most daytime workers take for granted.
The body likes to operate on a routine schedule. The body likes to know what to expect in terms of production of certain hormones, When we expose ourselves to sunlight at some times during the week, but not others -- when we're sleeping at nighttime some nights and then during daytime at others -- the body has difficulty knowing what to anticipate and when to produce those transmitters and neurochemicals for sleep and digestion and proper functioning of the human body.
The hallmarks of shift work sleep disorder are excessive sleepiness during night work and insomnia when we try to sleep during the daytime. Significantly suffers from headaches, lack of energy and trouble concentrating.

Following are few tips (which you must have implemented in your daily routine to accommodate yourself for rotational shifts), but I would like to reiterate:
a)      Try not to work a number of night shifts in a row. We may become increasingly more sleep-deprived over several nights on the job. We're more likely to recover if we can limit night shifts and schedule days off in between.
b)      Avoid frequently rotating shifts. Rotation should like from day shift to evening to night rather than the reverse order.
c)       We should try to avoid long commutes that take time away from sleeping, (which is not possible in some of our cases)
d)      Limit caffeine. Drinking a cup of coffee at the beginning of your shift will help promote alertness. But don't consume caffeine later in the shift or we may have trouble falling asleep when get home.
e)      Avoid bright light on the way home from work, which will make it easier for us to fall asleep once hit the pillow. Wear dark, wraparound sunglasses and a hat to shield ourselves from sunlight.
f)       Don't stop to run errands, tempting as that may be.
g)      Stick to a regular sleep-wake schedule as much as you can.
Use blackout blinds or heavy curtains to block sunlight when you sleep during the day.
